A dominant and historical landmark of the Western Seaboard, this exclusive waterfront resort has served as a playground for thousands of visitors since its 1926 debut. In 1938, Conrad Hilton acquired The Breakers Hotel, making it the eighth in the Hilton chain. After Hilton sold the property in 1947, it changed ownership a number of times becoming, primarily, a senior residence.

The Breakers remodel consists of a first phase conversion of floors 8 through 12 from existing retirement living apartments to luxury hotel rooms. Seismic upgrades to the structure may be required, but the goal is to develop the plans to incorporate the existing structural design. The existing air-conditioning, Fire alarm and telephone systems will also be upgraded. The landscape parkway and drive through drop-off along Ocean Boulevard is also to be considered for this work.
